Good Reasons To Sell:
Even if you love your home there are times when it is most expedient to sell, such as:
1. Location of your home is unsuitable:
For instance you have a job offer in a new location, or you are ready to retire and are looking forward to low maintenance and/or the security of a retirement village or a condo.
2. Your house is too big, or too small:
If you and your family need more space and you don’t want to renovate, moving is a good option.
Or, if the last of your kids has moved out, it may be time to down-size.
Sometimes the house you are in is no longer suitable because there are too many stairs and you have had a hip replacement.
3. Life has a way of throwing you a curve ball:
A traumatic event such as a death in the family, or a divorce will prompt you to get out and leave the bad memories behind. Take some time to review your financial position and make the move that is right for you.
Making the Decision
Your house shapes your life style. The location of your home makes a difference in the amount of time you spend on the commute to work, the distance to the shops that you frequent, and determines how close you are to friends and relatives. Can you entertain easily? Can you go for walks on the nearby walking trails, or parks, are you close to your favourite golf course or gymnasium. What is important to you?
Make a list of the reasons you want to sell, your likes, dislikes, needs and wants, and determine which factors are the most important. This will help you decide where you want to live.
Just as your housing needs may have changed over time, so too may your priorities concerning location. You may be living in a beatiful home in the country which was perfect when raising a family, and now find that you would really prefer to be in the city, close to the hospital, the shops, and to your aged parents so you can help them cope.
We all go through stages in life. What was important to us at 20 years old is no longer important to us at 50 years old. By the same token, the apartment we lived in as a single person is no longer suitable for a married couple expecting children. Married with children want close proximity to schools. Retired people want peace and quiet.
Timing: Sell first and then buy, or vice versa.
Most people think that if they sell their house first, they may not be able to find a suitable home to go to. This is not usually the case.
If you work with a good realtor who has your best interests in mind, you can sell your home, negotiate a long closing, and find a suitable home in the meantime. You can even have a clause written in that makes the sale of your home conditional on you finding a suitable home.
If you decide to shop for houses without selling your home first, and find the one of your dreams, chances are you won’t be able to get it because you still have a house to sell and another buyer will come along that does not have a house to sell. This is a very frustrating experience for everybody.
Work with a Realtor
Bottom line, work with a realtor. Let the realtor take the guess work out of market conditions, pricing, home staging, marketing and negotiating.
Let the realtor pay for the advertising, put up the sign, book the appointments, and deal with the buyers.
Have a professional realtor take the responsibility and do the work.
Good representation does not cost, it pays in the long run!
