Timing: Sell first and then buy, or vice versa.
Most people think that if they sell their house first, they may not be able to find a suitable home to go to. This is not usually the case.
If you work with a good realtor who has your best interests in mind, you can sell your home, negotiate a long closing, and find a suitable home in the meantime. You can even have a clause written in that makes the sale of your home conditional on you finding a suitable home.
If you decide to shop for houses without selling your home first, and find the one of your dreams, chances are you won’t be able to get it because you still have a house to sell and another buyer will come along that does not have a house to sell. This is a very frustrating experience for everybody.

Bottom line, work with a realtor. Let the realtor take the guess work out of market conditions, pricing, home staging, marketing and negotiating.
Let the realtor pay for the advertising, put up the sign, book the appointments, and deal with the buyers.
