The house at 490 Hwy 8 is a very special business opportunity.
It is a special care home, licensed for 8 “level 2″ patients.
Level 2 means they can feed themselves, dress themselves, etc. but they have some restrictions which make it impossible for them to live alone.
They need the structure of a home environment, they need supervision, and they need their meals prepared for them.
All of the patients are placed there by the provincial government, so the government pays $2, 115.83 per resident per month.
This amount is tax free if the owner/operator lives in the home.
So, gross income is $16,926.64 per month.
The owner operator is required to care for the patients, provide shelter, food, well being, etc.
The families of the patients or the government are responsible for their medicines and their clothing.
The purchase price includes the house, shed, land, furniture, appliances , equipment and supplies. In other words it is a turn key operation.
The present owner is approaching retirement age and would like to stop working soon.
