One of the biggest crisis facing our society today is health care. Any health care professional will tell you that one of the biggest challenges is finding places for people to stay. There are approximately 30 people at any given time waiting for a placement in a special care home or nursing home, and these 30 people are tying up beds in the hospital, beds that are seriously needed for other very sick people.
At the present time I have 2 special care homes in the Fredericton area that are for sale. Both of these homes are completely furnished and equipped AND have residents installed. No vacancies.
One of the homes is in Fredericton south, near the Super Store, banks, medical clinic and the hospital. It is an ideal location for this type of operation, and it is a well maintained home on a private court. This homes is licenced for 4 but has room to be licenced for 6 level 2 patients.
The other home is located on the Nashwaak River, with a million dollar view, approx. 15 minutes from Fredericton. This home is licenced for 8 level 2 patients.
The Provincial government is desperate for special care homes, and so it is easy to keep the homes full of residents. When a bed becomes available, usually when a patient has to go to a nursing home; the government will call you with a request to take a new patient. As the home owner/operator you do have the right to refuse a patient if you think that patient won’t fit into your home for any reason.
The government pays @2,115.83 per resident per month. So the income per month for 4 residents is $8463.32 per month, and double that for 8 residents. This money is tax free to the homemaker as long as that person lives and works and maintains the home.
